For simplicity sake, let's assume a 40% expense ratio, giving a net operating income (NOI) of $216K.If we were to buy at their asking price of $2.99 million, we'd be looking at a cash-on-cash return of 7.2%, and that's without factoring in capital expenditures or debt service.I'd say this one has a looong way to fall before it's a deal!

The sky is not falling, but I agree if your carrying costs are high and owners did not budget earnings from last year to cover costs of the first slower months (Jan-May) then they are hurting.

Jamaica, Queens Village, Ozone Park, other parts of Southeast Queens, East New York, Canarsie, East Flatbush, Flatbush, other parts of Eastern Brooklyn.The areas that fall somewhere in between are: Ridgewood, Maspeth, Woodhaven, Glendale, Richmond Hill, Bushwick, Bed-Stuy, and a few others.I'd be curious to know where you're searching for properties as most of these areas highlighted above are well over the $600K range.

RTR does a pretty good job of managing the builder, but truthfully, the 1st half of the process simply falls on the city's shoulders and being that Cape Coral is one of the top markets in the county for new builds per capita they are backlogged.
