To assume the simplest thing and answer your question: if you're having a hard time attracting buyers, its likely the property is overpriced for its current condition/location/overall etc.

@Jordan Fujan In my calculations to buy a property once I’ve gone to the initial viewing I typically put between 5-7% for CapEx depending on the condition of the property and how much work we plan on doing to it upon purchase.

As for the practical concerns, in the dead of Summer, you have to be extra cautious about treating AC maintenance properly, because it can be dangerous inside a home that is not cooling properly, not to mention create conditions for mold growth.

I would never do a post-possession without seeing the property unless we keep 80% of the fund on an escrow account contingent upon the seller vacating and the condition not being worse than described.
