We know those tenants don't have the money or income to collect against if they destroy our units, so its cheaper just to pay to get rid of them than to run those legal expenses and risks of further damages.My advice - this is a small enough amount that its worth it to try to settle and if that doesn't work, pay outright at closing.

I get the point of if you can invest your cash for a greater return then its cheaper to use OPM to rehab houses and obviously if you rehab more than you have cash to support OPM is the only way to go.In my area using OPM usually ends up costing about 20% after figuring in the points, fees and interest which is pretty normal from what I can see, at least for those that dont have a good long term relationship with a lender that gives them better rates.

During the crash, it was so frustrating to watch people let their current home go back to the bank, while they moved all of their cars, boats, motorcycles, and giant TV's to a new cheaper home.

Maybe that was just a way high bid, but the maintenance and extra liability insurance ended up being cheaper over the near term, and since you may want to flip it eventually, it may be wise to keep it.

These are things that are cheaper when you hire contractors who specialize in those things, as they can get discounts on the materials, they own the tools and they can finish the job in probably a third the time as a handyman.For example, painters can generally get paint for 30-40% less than a handyman just based on quantities they buy.
