I haven't dug into the actual agreement, but was curious because I'm not in a position to house hack, but see many people on here recommend the strategy.

Dig and remove around 200 square feet of an old concrete driveway, frame and lay down the concrete (concrete will be ordered from concrete supply business) and complete a brick ribbon around the driveway.

It is a great place to meet people face to face.

Four months of arguing with different people and I finally got my $450 back.  

Both people lived up to the terms of the contract (the lease) and it is done.
