Just brainstorming here and asking for advice, has anyone ever had experience renting rooms in a 4 plex for a combined rent that is more than the market rent of an entire unit?

I'll be brainstorming to see what else may be a good idea :)

This is new territory for me and I'm just brain storming.

My Realtor and my flipping business are brainstorming ideas for joint direct mail to target possible homeowners in distress and in lieu of defaulting to name one group.

I have read some threads here on BP about student rentals and I'm aware there are pro's and con's.I've been brainstorming ideas about this and thought I would turn to the BP community for help.
