Once you understand that motivated sellers are not "gods" to be chased and worshipped, and bend over backward for, and instead realize that they need YOU, your entire demeanor changes and they obsessively start to chase you.Way too many people think that it is some sort of mission impossible to reach motivated sellers... and they are correct...

Of the 24 homes I built at Rand rd.. the buyers were fromTexas,,, Seattle, Australia, Beverly Hill's, Bend, Portland, Tri cities WA. , SF, LA.. etc etc. and half paid CASH... so very nice deal.People come there for the out doors  its the wind surfing capital of the west and popular world wide.. along with skiing on Hood.. bikes Fishing boating etc.. pretty neat little area..

@Bjorn Ahlblad is right, if you bend on your first line of screening defense, you may end up with a problem.

@Nick Marsillo if your going to hang your own slab doors get a cheap router to do the notches that would save a lot of time... maybe new hinges aswell sometimes they bend overtime.

Sad agents and wholesalers generally/lately bend terminology so much to their favor.Anyways Long Islands unless you're like in the Hamptons seems to have alot of inventory hanging/sitting getting cold/frozen; seems most all buyers are saying its cheaper to rent than finance; guess they'res not much actual cash buyers in NY unless Manhattan Forest Hills DManor or Hamptons?!

Find someone you trust from your meetup or REIA and bend their ear. 

The same "man" who ironically would bend you over given the opportunity....

Nothing sucks more than bending for a marginal tenant, only to be taken to the cleaners later on.Never forget, it's a business.
