I personally would need a lot of concessions from the seller to take their head ache.

As I understand it in a Ch 13 the debtor/bankrupt files a plan with the court which describes how the debtor will repay the creditors. 

I'm currently a veterinary medicine student at the University of Arizona and brand new to the world of real estate investing.

It continues to be a head ache dealing with the bank but due diligence and staying relaxed knowing it's going to play out the way it should is my general rule.

So get a price from a great RE Lawyer in your area and work that price into your numbers....and if there is a price that makes the up side worth the head ache...pull that trigger...I doubt anyone else will.

I just realized that title companies don't accept ACH transfers, which most online banks only can do ACH transfers.

ACH from my bank costs money.

If he doesn't sign it before the last day in August, then on the last day of August send him a non-renewal which would take effect at the end of September.I require payments through my property management software, Buildium but I do have a form for some of my old people that allows me to ACH debit their bank accounts automatically.
