there is a lot to furnishing and STR... not only furniture but all the dishes, small appliances, linens, glasses, wine glasses etc..2. 

Set up the entry as a mud room add a bench it can be a picnic long wooden seat and door matts.

Lazyboy has quality furniture.I have a basic futon that has a solid wooden frame with a inexpensive futon matress and a washable zip off cover.

Over the years I  switched over to wooden frame furniture with exposed wooden arms and slip covered loose cushions.

This, along with the fact they are talking about a Special Assessment, would indicate to me that the HOA has inadequate financial reserves and has simply failed to plan for the replacement of the wooden decks.
