Now as a home owner in a B+ neighborhood with a large family, the difference of $50 is a drop in the bucket with a family of 7 but back then I wouldn't have even considered the unit I rented if it were $50/mo more.

The lender will usually have loan docs for the wholesaler to sign at closing, which is merely a CYA for the lender.Since there will be 2 closings same day; seller to the wholesaler (AB), and the wholesaler to their end buyer/Investor (BC), the lender will wire their funds once all the closing documents from both closings have been signed and the end buyers wire is in the closing company’s escrow account.
