Hi all, I have a remodel/room addition project to start early next year. 

I just closed on the selling of my first house yesterday, here are the stats: Bought: March 30th, 2015Sold: November 14th, 2017Purchase Price: $57,500Selling Price: $77,119My Cut: $20,534.12I bought the house when I was 20, lived in it the entire time, and did nothing to it as far as adding value (example: remodeling).

He is torn between remodeling it and trying to get a higher selling price and selling it as is.

I have agreed in helping him and I've already brought my contractor, we have a layout and are going to start the remodel.

House hacking would be an awesome strategy but many underestimate how much of a headache and strain on a marriage it can be to constantly be dealing with remodeling and tenants.

I was thinking of finding a fixer first and offering it to investors via direct mail (pitch is: investors buy off-MLS, the sellers pay me a minimal commission - so they net more, but I get the subsequent remodel listing from the investor. ) But, it would mean I have to lie to the seller, claiming I have an investor, when I don't.
