Residential is of course better financing, if you still have 3 slots left out of your 10.

i briefly had a job with some investors. i was the bird dog but they also showed me how to look up basic info on a property. they problem is all i had to my disposal was google and the free info i was able to come across. this wasnt too helpful because the info i found was often outdated. the investors paid for a subscription to websites like property shark to get all the info they needed on a house.so my question is what are the websites/ resources you use to research a property?

You shouldn't be scared of BP in general, but certainly watch out for "sharks" or poor info.

By doing this you just opened up a few slots of Fannie Mae financing that wasn't there before. 

Too many sharks chasing the MLS right now. 

It's really all about your numbers but if you're going to use a Property Manager  your cash flow is going to be razor thin.

Conversely I’ve also found plenty of houses that are over 100 years old, and I’m not sure I’m up to that level of maintenance.TLDR: Looking for class A-B listing in a safer neighborhood for a buy and hold strategy, owner occupied for at least a couple of years or potentially renting out (I'm not even going to try multi-unit with all of you sharks out there gobbling up all the goodies).

If you're dealing with motivated sellers, there's no issue with letting them know you're an investor as long as you don't come off as some shark who is just trying to get the house for the absolute lowest cost, but instead you look for their pain point and try to really solve their problem.
