Dear BPers If I decide to go for a deal with three duplexes sold together, should I apply for residential loan or commercial loan? Am I right the first step is to meet portfolio loan officers in local community banks to know the amount and terms of the loan I can get? Thank you!

 You can do either.

Residential is of course better financing, if you still have 3 slots left out of your 10. It doesn't have to be a portfolio loan, vanilla Fannie 30YF with the subsidized rate will do. Find someone experienced with concurrent mortgage closings.
