We bid down percentage of ownership (if they don’t redeem after 3 years) and they don’t care about getting the property they just want the interest rate so they bid 1% on everything and will win couple million in properties.

I was just sitting here thinking about different ideas i haven't heard of and i don't know if its a thing or theres a name for it but, Has anyone ever wholesaled a commercial property to someone and structured the deal to where instead of selling the contract for say $10,000 more than you got it under contract for, to where you sell the property to an investor at the price you got it for and then set it up to where both parties agree that you just collect a small percentage of the rents of the building every month for monthly income?

Instead of specifying a $$ amount, use Loan to Value to get a percentage.  ($35k is a good amount on an $80k house, but peanuts on a $500,000 house) Here is an article that that discusses how to use Loan to Value (LTV) for equity in a list.

Additionally, similar to what @Omar Khan was saying, you typically see a larger return as a percentage of the purchase price in lower income areas.

With NO contingencies, ie, no inspections, no mortgage clause, etc.  2nd: 65% of market with x down and bank financing.3rd: 75% of market with seller financing.Depending on the 'hotness' of your market and the motivation of the seller, your percentages can vary.
