Of course, they may have a dozen of expensive caviar or vintage wines that would go bad quickly.Now if the fridge is broken, I am thinking being in South Florida, if it happens on a Wednesday evening, I may not be able to call in an appliance man until Thursday. 

You know professional wine tasters/beer tasters etc...you are a professional apartment/house taster...i.e. you better have tried a WHOLE LOT to know what is good and what is not.

Kitchen: Refrigerator, Range, Range Hood, Microwave, Garbage Disposal, Trash Compactor, Wine Cooler, etc.Other: Washer, Dryer, Water Heater, Furnace, etc.Then there are fixtures...

Account Closed  there are too many reasons to list why people want to live in CA.Beach's,  mountains, deserts, wine country,  professional and college sports galore and of course the weather..

For me it's always interesting to take a look at other investor's startegy, business model and properties, so I thought maybe I'll do just that and open up my own playbook to other investors and clients and hope they'll do the same for me: so tomorrow night I will be hosting an Investor Open House in one of my almost rental ready rehabs for people to see how I do things, talk shop and have some wine.

Luck ONLY dictates our starting line and what the hurdles will look like, EVERYONE has hurdles, nobody get's a clear path it's just the excuses people feed themselves to do nothing that breeds to wine of "oh well so & so doesn't have to deal with....." yeah well so-and-so doesn't have some of your advantages either. 

Older units had 100 amp panels installed before instant ( tankless ) electric hot water heaters , microwaves, wine coolers, sp,it HVAC units for garages etc were used.  

Dave Del Dotto one of the first got into Wine and has 3 Wineries in the Napa valley I used to live across from one of them.. he made a bundle.. etc etc etc.
