Adams-Stirling is one of the big gun law firms here in Cali, they are usually in the side of the HOA but they are very well versed and have connections to the Davis-Stirling Act and I have seen owners retain them for issues with an HOA because of their expertise.

This policy was put in place to protect sellers, but if your seller is adamantly opposed to being listed on the MLS, you can't force them.
