The only time I'd be unavailable would be when a Tennessee football game is on. 

If you're not at least breaking even when running your numbers, then it's easy to tell their "rent rolls" were some fantasy projection looking 5+ yrs into the future.

I agree with your other CCIM friend, 20% cash flow requirement is pretty much a fantasy.

Scammers love to take advantage of this - just promise the impossible to someone who doesn't know (or accept) that it's impossible, and they can sell fantasies for cash. 

Ive bought two buy and holds, and havent come any closer to my fantasy of having a large multi!
