I wonder what role the buyers agent had in this, or was the sellers agent a dual representative?

@Mike Lowery my success in syndications has been a dual approach, focusing equal time on Deals and Dollars.You need the Deals to get the Dollars (Investors) and you need the Dollars to close the Deal.
