Ive visited Vegas a few times driving around neighborhoods a few months ago with an agent/police officer looking for property and found some good pockets just north of Henderson and around Horizon Ridge Parkway.

So we live in Blue Ridge GA.

As for the parking situation and future tenants, I have a two family house hack in Glen Ridge that is on a main road with only two parking spaces available.

From the forums, was interested in a few such as Northside, Avondale, Hyde Park, Norwood, and Pleasant Ridge.

If you are looking in the City follow the City Worker neighborhoods down there like Garfield Ridge and Mt Greenwood.

The last one I looked at was great on paper, good asking price and I almost was planning to offer before seeing to lock it up.There was 4" of water in half the basement, 1/3 of the height of the walls in the finished basement covered in mold, an addition with the walls bowing out, the roof ridge beam bowing down, and a bunch of adjustable columns in the basement under this area actually pushing the floor joists up (putting a bow in them).

I realize that this isn't great considering that I have maintenance costs, etc, but rent is appreciating rapidly in the neighborhood and I expect to raise it to $2450-2500 by next year and $2600-2700 the year after.Our new home:- We had access to a HELOC at Prime (3.5% at the time) and bought a home in the Gilead Ridge neighborhood in Huntersville.  

Farmersville, Blue Ridge, and Ana may be good areas to look at.
