Newbie here looking to get into the long-term rental game.

They STR game can be very complicated in NE Florida due to zoning laws, imaginary lines between cities that are and are not incorporated and county rules.  

It also regularly puts out deals at low 65% or less LTV, and high 10%+ skin in the game/co-investment etc.They market under 506B so are prohibited from posting publicly on the Internet and instead function by referrals.

And, cash-flow is not that great, I might break even, but equity is what matters to the game I'm playing.

Spend your money on built in bunk beds, a garage conversion to make it a 4 bed (we find 4 beds perform much better than 3 beds), and your entertainment spaces (living room, game room and backyard). 

I have seem small putt putt greens, made out of turf, outdoor games like giant Jenga or giant Connect 4, or anything like that!

- Tenants can be unbearable with delays for access to make repairs:( Often they play games with repairs, so they don't have to pay rent.How have they been communicating?
