The per lot price is very low which while on the front end may seem like a great deal, but over time you may realize after putting in a lot of cash for capital improvements and what not it might have been better to go with a more developed/ready to rent asset.

It's those maniacs that buy homes cash via quit claim deed off of craigslist that really get screwed.Make sure your property manager is a licensed real estate brokerage.Google Clayton Morris and/or Morris Invest for a cautionary tale of what not to do when buying turnkey real estateUnderstand you can not eliminate all risk, only mitigate it.

Hey @Matthew Lindsey,like @David Ramirez said, you could always make an offer where if it got accepted and the property was in its worst possible state you would still feel good about it. and/or you could reach out to a local real estate agent in that market and see if they would be willing to drive by and take a look at it/ take some pictures and videos of the exterior and give you an idea of what they think of it. offer some sort of compensation for their time and if you're looking at investing in that market for more than just one property having them be your agent moving forward would also be a way to build that relationship to a point where they would be willing to be your eyes and feet on the ground for additional video walkthroughs and what not. hope that helps and best of luck 🤝🍀

I typically see lenders offering either 90% LTC or 75% ARV LTV with the rehab 100% financed, depending on experience and what not.
