It a great tool to use if you are tight on your budget.

The groups with the largest marketing budgets get the most leads, which by sheer volume will convert more investors, which means more equity to buy deals.  

I know to look for areas that are landlord friendly, have population/job growth, limited seasonal/environmental issues, high rent/price ratio, and areas within my budget (under $200Kish).

@Elan Adler,As @Michael S. said, a $250,000 budget is going to be a bit tight if you’re looking to buy in Huntsville proper.Luckily, your budget would go a long way in nearby suburbs.
