With me i’ve never had any issues doing out of state deals but then again i but great rapport with my sellers in case if i JV on a deal they try and do some snake ish .

As long as there are uneducated investors, there will be gurus selling their snake oil.

Scope includes installing six GFCIs, snaking three drains, replacing a shower valve cartridge, very minor drywall patching, small waterproofing patchwork in the basement/front porch, realigning a few doors, replacing a kitchen sink drain assembly, installing blinds, and a handful of other minor items.

Maybe you come up 7/11 (winner), maybe snake eyes (loser), or maybe have to make your point (the future will tell the tale). 

I'm not a fan of consumer debt of any kind, but definitely don't apply for or open new credit lines of any kind while you are pending.Lenders will run a last sec re-score just before funding and even one little new card or furniture store line could sink your deal.Play with cc snakes long enough, you will get bit.

Since buying my first rental two years ago, I’ve gotten comfortable with managing and DIY repairs, although I know when to hire a professional (can you say sewer snake?).

That's a lot easier than spending half your time dealing with snakes in the dryer vent and digging someone out of a snow bank.  

But software doesn't unplug potties, help people find the cabin after dark, or fetch snakes from the dryer vent.
