After diagnosing the issue, found out a piece of blade was broken from the fan causing it to spin out of balance and resulting in the vibration the Tenant was hearing.

Almost no equity upside but if you are spinning that income into something like SPY which would be my strategy.

Other lessor areas might tail spin down leaving some holding the bag in some other areas that really had no business being on the come back trail in the first place.

@Ruth Escobar good question ... let me put a bit of spin into all the great point that have been made here .

Find out if your local utilities will hold the owners or tenants responsible for unpaid bills; this may determine whether you are willing to spin them off completely.  

Watch the water meter and inspect for leaks,, I'd check the meter occasionally when your at the building to see if the dial is spinning when no one is home,, you'll know you have a leak then.

Some foreclosure defense attorneys, and some scammers (not necessarily mutually exclusive) tried to make arguments that using MERS instead of recording and paying fees in the local recorder' office somehow made them less enforcable, absolute total crap.And yeah, one of the main components of the scammers spin on MERS was that they could win quiet title suits against banks that used MERS.  

With that bit of re-assurance my brain begin spinning this idea to make my first real estate investment move a couple years earlier than I thought I would be able to.
