Weed smokers aren't going to stop smoking weed because you or a lease says no smoking. 

My dad is 56 and works in a wood shop making custom HVAC grills for homes.

So I can not break out the price as its jumbled into the complete remodel...but that apartment we called smoker delight the smell was horrid! 

I’ll have a firepit on the deck as well as a grill so I’m on the fence about everything.  

Will add a chain on one grill in yard when one bachelor group moved it from original place.

It also has a super cute, very large private attached courtyard that is so fun for grilling, letting the dog outside, and having friends over. 

I am also interested in properties in areas that are upcoming in value and quality of life.I plan to attend the next local BP met-up at London Bar and Grill this Tuesday eve and I am also planning to attend the Philadelphia Sheriff Sale (as an observer only!)

Some behavior you want to exclude right off the bat for sure - smokers, etc - and I don't disagree with your premise that I don't think I'd want that situation under my own roof - but if a person is not breaking any law, you have to either let them do what they want within reason or let them seek accomodations elsewhere.

You can start by changing the handle s of the doors and windows followed by the design of the grills.

We've had a weed smoker at one of our STR property and called AirBnB to see if we can get compensated for properly cleaning the house and repair some property damage.
