Properties at auction sell for 75-80% of its market value (or better) so I will get my 65% loan plus some profit.b) Or Do a deed in lieu to minimize foreclosure costs and then sell the property to get my money back.c) get a judgment against the borrower if he is uncooperative to garnish his wages or put a lien on his other assets if possible (this is the last resort).

I've always kept them as a last resort if I find a property that I just can't pass up and I have no other means to fund the deal.Pulling equity out of a house isn't too big of a hurdle unless your FICO is low or your debt-to-Income ratio is too high.
