I would not rent a house with 4 beds and 1 bathroom on another floor unless I had no other option, or was just getting started in life.I’d comp this below other similarly sized assets, but it’s all about the numbers.

We are planning on doing 4 deals about this same size.

To help guide me, what asset class/size are you after?

Keep increasing in size and building up equity and value add properties as you go. 

They don't, but they'll learn to if they have a decent size portfolio.

You have to do more due diligence, if you buy based on marginal cost of entry/size of unit rather than value you might have a tough time.

And I already have both an existing exterior side door and a big window that is the same size as the windows in my bed room, so I'm assuming they all meet.the egress reqs.

On the plus side, lenders review that as well as they will look at the size of the congregation, giving strength, as well as other sources of income.
