I would think a lender views the STR as a higher risk simply because a long-term tenant has a defined lease in place, that is usually 6 months or more in duration.

Cashflow is simply what is left over after an asset generates revenue and pays all of its expenses.

It's not likely to all of the sudden get better after you enter into a binding legal contract and they move in to your property. 

So It looks like it was simply lower level employees with lack of knowlege. 

You simply had to eat the costs.
