Lots of people out there that have fancy marketing, Podcasts, You Tube channels, that can sell a melting chocolate ice cream cone to a person in white gloves.... but until you truly work with them, its hard to be sure who to trust.

Sponsors are real estate guys, they are expecting to have to negotiate a little, just don't try to shave to much off the fees, especially if your return in satisfying...  

@Hannah McBee At face value of this post, I'm saying kill the debt, and shave expenses where you can to save back to this point again as quick as possible.

I don't believe cashflow is king, I think appreciation is king and cashflow is the cream that floats to the top.
