While the parking space model seems sexy because in theory you just buy a lot, paint some lines on it, and charge out the *** for it during the baseball game, I think the reality of it is that you could be doing way better by developing that land, and it is the developers that you will be competing with when you attempt to buy that property.

I am homeschooling 4 teens (3 with special needs) so time is much more limited these days.My other biggest obstacle is not feeling confident in the way forward....at 47 years old, potentially very limited access to traditional financing, a strong need to build shorter-term cash-flow for retirement and longer-term generational wealth...not sure if multi-family should be my focus?

It isn't super fancy and it wasn't expensive, but I do feel that it really made the room a LOT more functional for a small bedroom that its likely to be inhabited by a child/teen.

The challenges to this that I've seen are 1.) honestly very few jobs of that type in this area related to ag, and 2.) many of them require X years of experience in sales that I do not have (unless you count the typical teen jobs in retail that I worked, which most companies, understandably, do not), which is partially what has driven me to consider a non-ag sales job.
