I made a few small improvements to the landscaping, I bought a few new appliances, updated a few fixtures, added blinds to the windows, minor drywall repair/paint, and marketed the property as a 4th bedroom that would make great home office/den instead of a 3 bedroom plus office/den.What was the outcome?

Cap rates are not very well defined as sometimes they don’t include repairs or vacancies.  

They have gotten repair quotes 2x what the market is (I'm convinced contractors give PM super high numbers because they know they can), they put the contract in touch directly with the tenant (so they aren't even managing the repair), and now they don't seem to be acting very quickly to collect rent or get the tenant out.

They know the tenant base, median rents of different areas, how much to increase rent each year, ranges of repair costs (ex: tenant calls and says AC isn't working, no hot water, faucet is leaking, the HVAC system goes out).

A real estate success program seems like a high level sales ploy to get you to buy a more specific programLet me save you $1000 and tell you like any business it comes down to following a set of procedures, due diligence and the effort to stick with it as it doesn’t happen overnight and you should constantly be learning and networking

I will definitely ask what we can repair, replace and/ or improve as I usually do.
