I am not sure what your work schedule is or how much you make now, but if you are using a low downpayment loan option put as little down as possible and use any extra capital and save what you can to renovate and refresh the property.

Definitely is refreshing to meet someone else born and raised on the south side.

If you rented it for a year, & then decide to sell, you have to get the tenants out & then what repairs/ refresh will you have to do to get the property ready to list again?

Paint, flooring and a bath / kitchen refresh you can probably do well with hiring the trades for specific jobs. 

Generally PM's are required to take continuing education, which is often focused on new legislation as well as basic "refresher" classes on basics such as Fair Housing and LL/Tenant laws, Fair Credit, and even Safety.

If you did finance your property, and you did a 3 month refresh on it, you then are stuck waiting 9 more months (ie 1 year since purchase)  before you can refi it.
