It's a personal taste for investing and what appeals to you and your goals.I am bullish on multifamily,drug stores,medical right now.Commercial has trillions of maturing debt that is coming due between now and 2018.Banks are trying to hold on but the pain will have to come eventually.

Appliances are a pain,,better off if dont furnish them as older ones require constant repair,,,some more than do it yourself.

Instead they just want to get the pain over with as quickly as possible.You also have to find a bank that is motivated and doesn't want the property (shopped) listed by the seller to fully expose multiple offers and compete with other investors.This is why many people wholesale.They make a few k on a marginal deal and let other investors take the high risk.Then they only buy when they get a really good deal for themselves.I would say "Do not get emotionally attached to this deal and overpay because you wanted to BUY SOMETHING" Instead just treat it as a property and if someone overpays for your goals then move on to the next.Remember it is easy to build a crap portfolio with marginal returns.It is much,much harder to build long term quality properties at a great price that will create generational wealth for the your family.

It's hard to say which is more frustrating, but there's a really REALLY simple solution for both.If you get the find my iPhone app and set up the iCloud (www.iCloud.com) then you can completely forgo the pain of a password lock and still have all the security.After downloading this app, you can log into the "cloud" and do various things, my favorite is to have my phone play a sound when I can't find it.

If you can find a good family to rent it to, they will usually stay for quite awhile since it is a pain to move so much stuff and there are not usually a lot of rentals available with that many rooms.
