Who is your favorite DM list provider and why?

My core investing philosophy is pretty simple, and has done very well across almost two decades and numerous cities:1) Invest in cities with population (and job) growth2) Invest in parts of the city where household income is near the median (or slightly below)3) Invest in properties that provide cash flow from day 1 Thank you for sharing that. 

You could structure it where they provide most of the down payment while you handle the management side.

Or, in Providence, RI they took the oldest indoor "mall" (Arcade) and converted the second and third floors to apartments.  

What does my purchase price and down payment need to look like for the bank to provide financing?

I manage about 65 units and at times my largest cleaning provider may be getting $20,000-30,000 from me. 

Plus, other routine tasks like transferring loans and providing payoffs were way more difficult with them than it should have been.
