You can describe the problem as being in the seller's lap, but until you address what the seller wants, at a level they understand, your "problem" will never go away.What I'm saying is this.  

The acceptance of payments beyond the ballon date is a problem as it would be an acceptance and taken as an extension, but it could be called due.

This appraisal makes no sense to me or my agent when looking at comps and I am seeking advice on how to salvage this deal.Steps taken so far are:- Sent comps to the appraiser which show the home value to be between 205 to 215k but they will not change- my agent is having his buddy who is an appraiser take a look for an informal second opinion- if the above step comes back with a higher appraisal, request a second oneHow have any of you dealt with this problem as it seems it could be quite common?

PLUS it can be a problem as we have multiple deals in multiple phases.

The HOA will be a problem as short sales usually don't cover amount owed to HOA but by the amount of dues owed to HOA- either house is a condo or they've NEVER paid the HOA dues.It's impossible to know if this is a deal or not without having more information like an address to see what the place is worth- Is it a condo?

If you are landlord and have already addressed issue with tenant then I would address it through local code enforcement channels letting the inspectors know you are just as eager to fix this problem as they are.Hope that helps!

I'm running into a bit of a problem as the main unit needs a lot more work than I initially intended so we are spending most of the budget getting plumbing, HVAC and sewer updated.

I've noticed other users complain about this problem as well, can someone in tech support look into this?

Your not going to rebuild them if your self insuring cost far to much to replace than what the true value is.. ( this is true in most of the US were values for existing homes are sub 100k) So for us we were paying say 50 a month for insurance X 350 or 17.500 a month.. we could replace the homes for 50k no problem ( as we buy direct and wholesale) so if we cut the insurance down to just liability the idea was we could just insure under our big umbrella policy..
