I'm looking for passive income to hopefully one day replace my working income (I'm a painting contractor).

The current owner is definitely losing money with new roof, siding, cabinets, refinished floors, paint, etc.

We renovated the laundry room, added a refrigerator and painted the cabinets to bring a fresh, clean look, along with a little bit of hands-on TLC we did ourselves on weekends and during our lunch breaks.

Installed new flooring and painted the entire house.

We stand to make a gain of $80k or more on her home if we sell it now (after purchasing it she knocked out a wall, got all new flooring, new paint, updated kitchen and bathrooms, etc.)

Some of the larger expenses-Interior/Exterior Paint, Storm shutters for a few of the front large windows, added additional cabinets to one unit, New refrigerator from Dent/Scratch store after old one died, Laundry units that tenant pays +$50/mo for etc.

We upgraded the bathroom, kitchen, put down beautiful new wood floors, replaced the entryway door and painted. 

Remodeled the entire property: new kitchens, bathrooms, flooring, painting interior and exterior, landscaping, new roof on back unit, opened up kitchen to living room in front unit.

We've done flooring, paint, bathroom and kitchen updates to both the main house and rental.

I've had a maintenance person that will usually get in and clean, repair, paint, and do everything needed to flip an empty apartment into one that is rentable when a tenant vacates the property.
