So putting the video game controllers up a certain way, arranging the basketballs and board games a specific way, having a power consumption monitor on that specific TV, etc.

It will cost me profit but I would be overwhelmed tackling daily/weekly management AND it is out of town for me.

I found it to be so powerful that I made my own and it worked well.

Everything it produces needs to be tweaked, but it gives me fresh ideas.It's a powerful tool, but its strength depends on the skill of the person wielding it.

At times I've even had to bring in a genealogist, BUT it was absolutely worth it because these were home deals.If you're a new investor struggling to get that first deal or to get any traction, don't get overwhelmed, get TARGETED.  

But I also think that if I can rent it to cover the payment and expenses, why not let someone else purchase the house for me and keep it indefinitely...Then there is the fact you mentioned about the 121 exclusion, which I would qualify for now...a bit overwhelming making these decisions so thank you for your insight.

I’m all in on this market as well, every dollar I’ve earned and then some has been put into investing in this market.when rates were 3 percent I was telling anyone and everyone to get as much borrowing power at fixed terms as you can.
