What strategies or systems have helped you grow from your first project to a scalable operation while managing risks, timelines, and financing?

So since I no longer had access my old cell phone number then I was locked out of baselane.On June 25th I attempted to contact support to have my cell number changed in their system. 

The BIGGEST mistake wholesalers make is diving into lead generation before you have anything set up to convert those leads when, and if, you DO find them.What is the point of trying to reach out to prospects when you have no system set up to convert these prospects into leads?

I want to develop a system where I can handle the maintenance and repairs through my phone without being there in person.

I’m eager to learn the process and take actionable steps.I’m particularly interested in acquiring land and identifying creative ways to add value, whether through flipping, owner financing, or long-term holds.My long-term vision includes owning rental properties, possibly starting with a multi-family home where I can live in one unit and rent out the others.I’m also exploring opportunities in modular housing and small community developments to fill a growing demand for affordable yet modern housing solutions.Outside of real estate, I have a background in auto detailing and entrepreneurship, which has taught me the importance of quality, attention to detail, and perseverance.

One time (the $100k) time, we found that the sewer line from a 32 unit apartment building actually just dumped into the creek and was never hooked up to the city sewer system which ended a few blocks away.  

Also, cost segregations are usually done on multi-million dollar assets not single-family homes.
