I understand that you don't pay taxes on borrowed money.   

But the essence of these loans is a higher rate and more money down.  

This plays into the affordability issues for tenants by allowing them to live in nicer neighborhoods for less money, yet I get monthly revenue comparable to short-term rentals.I have also shifted my focus to buying better.

During this time you are not generating any return from the money invested in the ADU.

This might not reduce your taxes, but it's a better use/return for your money than paying down a 4% or 5% mortgage. 

The house is valued at around $230k, and I still owe about $200k on it—not my smartest move, but I’m learning as I go.  

You make money when you buy the property in real estate.

I've been trying to get my money back since week 2 of joining. 

With that money - I am using it to invest using the BRRRR method. 

I'm currently a college student, so I don't make a lot of money.
