I would wait and save more until you are done in Montreal and then house hack closer to home after spending two years learning and making connections.

I do like 2/1 buydowns in declining interest rate environments like we are in today, as it buys you time to wait for interest rates to drop.

The only rule that has changed in the last 18 months is the seasoning requirement, which is a lending name for waiting period, to be able to use an improved value to pull cash out has gone from 6 to 12 months.

Is it even a good time to buy right now or should I be waiting until interest rates go down?

We are just waiting until our newest acquisitions are stabilized so we know how much cash we have left over.

My friends in Panama are asking me to wait as market continues to slide.
