Another suggestion someone gave me was being the bank and act as a private lender at 8% to 12% interest - you would need to vet the investor and project carefully and financial transactions are done through a title company. 

PURCHASE PRICE AND MORTGAGE: I purchased the property for $270,000 put 25% down, and it appraised for $290,000.There is a complete identical property to mine directly behind my unit and it sold about a month ago for $280,000 the same day it was listed.

A broker said, "You will pay pro-rated taxes title recording fees and a $395 broker compliance fee" Is this true?

@Bruce Woodruff this may come across as a silly question but wouldn’t fines like you mentioned against the property show up in the title search?

As I Realtor, I can do a "farm" at my local title company that will give me a whole list like that.  

Once you have that clarity, build a team around you—this could include a real estate agent, a lender, a mentor, contractor, a solid title company/Attorney and possibly a property manager etc.

However, as the title states, it needs to be redeemed from back taxes, roughly 10k. 

My question for you is about forming an LLC and transfering title of a property into that LLC.

What I suspect is that you "inherited it" but that when you transferred title into your name the deed showed $1 because that is allowed for close family transfers and avoids state transfer tax aka tax stamps on the sale.

The lawsuit includes claims for breach of contract, specific performance, and trespass to try title, and the case is registered in public records.Additionally, the lender has initiated foreclosure proceedings on the property due to Seller Z's default on payments.Is there any action I should take as Buyer A?
