Comps in your area are going to dictate 90% of the value of your house- you can "add" based on some things that are "better" at your house, but some of them don't really make that big of a difference to many potential buyers......The house is worth what someone will pay for it....bottom line...... and we ALL tend to think our possessions are worth more than they really are..... that's human nature since we have an emotional connection to them.

if your occupancy limit is 6 humans, then they have exceeded and you should deny. you should have this number known and written down, so if someone accuses you of discrimination, you have a resource to show why they are not approved. also, note that I said humans, not adults or children. you cannot say 6 adults is too much but 6 children is ok. your occupancy limit should strictly say how many humans are allowed to occupy.in my opinion, 7 people in a 3 bedroom is too much.

I'm slowly acquiring furniture and decorative items from garage sales, our local thrift shop, Craigslist, the classifieds and Restore/Habitat for Humanity store that sells donated appliances, floor covering, furniture, windows, doors etc.
