I'm not trying to scare you off; I'm advocating caution and enlightened self-interest.Don't try to get creative until you have gotten educated.

Get involved build your network of people in the business who are successful and doing what you want to accomplish and try to get under their wing by any means necessary and they will show you the path to enlightenment, learn your market so you know how to spot a deal; once you combine all that in one pot, you'll be a dynamic force!

Arizona, Texas, and Florida look attractive as always but i tend to shy away from places like Texas because of all of the hype - perhaps some of you more knowledgable in these markets can enlighten me as to where the growth will be in these states.Essentially I am looking for areas with good weather and affordable housing that currently have good education and employment.
