It sounds like you can pay to treat the outside of the property with some kind of chemical spray that keeps the bugs away, but I've heard that spray will quickly wash away and lose its effectiveness6) Crawl space - open the vents in the summer and close in the winter to promote air flow in warm weather and keep heat in during cold weather.

It would appear the harsh and long summers there have an adverse effect on the cooling units, which should seem obvious, but was something we didnt budget sufficiently for when we started out.

Yes, it's an extra expense, but if the well has failed, you can be in for a significant bill.If the property is on private septic, you should also check for proper separation from the leaching field (100 feet around here) as well as purity (chemicals, e.coli, etc).When I bought my home here in Plymouth, I tested the well water.
