There is reg cf and reg a which are two very different types of entities and goals since you can only raise $5M and the other $75What concerns me when I look at reg cf stuff is after all the fees they pay, where is the meat on the bone for investors?

However, while we were cleaning up, we treasure hunted out at least $3000 stuff, including $300 cash on the floor, several un-opened Amazon boxes, new-in-box computer/gaming items, hair tool ($300), YouTuber's gadgets, new with tag heated jacket ($220), an unassembled exercise bench ($500 at least), so many new or near new stuff that you can sell.

I have a hard copy of your book so I didnt get the additional stuff.

The key is talking to an insurance agent who knows their stuff when it comes to rentals.

Check out places very well before you buy, looking at costs, checking the place top to bottom, looking up who owned it before, comparing prices in the area, checking out tenants, and looking at the legal stuff.

I would reach out to an attorney who specializes in this kind of stuff.

I am betting they can help get the stuff there.But first thing, keep looking for a rural place that has better access.
