The inspection was done today and the inspector recommended we asked for a $2k contingency since he found moisture on a wall near a window and there's a possibility of mold.

The windows are in visually poor condition and allow moisture between the panes. 

It's rated for moisture/slip.Sometimes I have carpet installed, especially when I need a fast turn around.  

No actual water coming in but plenty of moisture.

It needed all new paint, flooring, kitchen cabinets, deck, and, little did we know at the time, moisture remediation in the crawl space.

If so, DO NOT block those holes, that allows your crawl space to breath and allows moisture to escape.
