@Lucas Carl she is an inspector from the city, I know Airbnb doesn’t care about the two exits but the city does and the room does have the two exits, used to be a stove and we removed it to proof that we want to do the right thing with the city as well but she said there’s a fridge and a microwave, we say we will take them out and then she just keep saying is not going to happen she say she is against Airbnb 

I was there last week with my contractor, my tenant didn’t realize apparently how bad his house stank, so we aired out the whole house and sprayed the fridge and put baking soda in there to help the smell for 30 days or so.

I have a new tenant who likes to meal prep which takes up quite a bit of space so I bought her a separate mini fridge.

Try swapping washer/dryers or fridges without a truck!   

I offered to buy with all items in place, including food in the fridge and dirty laundry in the hamper.

My PM is trying to charge me $1500 for a new fridge and $300+ for labor.

I agree, roommates don't really care for much except their own room and fridge space ;)

Washers/dryers/stoves/fridge I would send out the repair company.
