It was a big project in terms of the amount of work it needed, I just ran out of time with my lender going through the garbage with the contractor, finding a new one, and finishing taking the longest. other than that I would've let it sit on the market to get closer to what I actually wanted for the property.

If you do that once it's a problem but six times and perhaps more you probably shouldn't be in this business. 

I guess had there been time I could have done it to assure it would be a deductible on SchE rather than a closing (basis) side of the house.Thx!

I’m an 11 year contractor turned full time REI.

A lot of investors are jumping to secondary lines of insurance coverage and the problem with those is that the companies are based in the Cayman Islands or the Bahamas a lot of the time, and it is suspect that they would actually pay out if the need arose unfortunately.   

Timing schedule for materials Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I know it's "all negotiable," what everyone says, but I also hear that most of the time it's standard 6% (3+3 paid by seller).Generally interested in how that ruling may be starting to affect attitudes on the ground or actual commissions in deals.

I didn't have a Netflix account of my own at the time, and it helped me enjoy my time in their space even more.
