Who’s responsible for the removal of the ‘excess’ of parge etc on both sides?

The description says that the basement has areas which need mortar repairs, a leak in the chimney, and signs of moisture in the first floor bedroom, but you've allocated $0 for an initial repair investment. 

I had on a similar issue noted on one of my properties as a seller as there has been some moisture in a crawl in space and we gave a credit.

Nothing makes real estate investing easier than a massive salary and lots of excess cash.

The ROI that is quoted/projected on these to the syndication (funding partners) is often in excess of what the income could sustain/justify.

Part of me wants to flip the house and move on without any excess ‘baggage’.Looking for some input from the Bigger Pockets community on how to proceed.

They are probably out there and could help save everybody any expenses for excessive water leaks and put those places on your regular inspections.

Have you accounted for the excessive repair holding costs that you will need for a 7-unit multi?
