From my families first impression and some research on my end, im interested in anything close to the downtown (which looks like there is a good amount of investment proposed), something in the dundee/ aksarben area which they say is kind of a hip and up and coming area, or something in west omaha (more expensive but better neighborhoods etc.) 

So numbers wise:156k purchase price244k current value but I was told because of proximity to downtown more like 250k1030.00 mortgage subject to change if not primary household1560.00 estimated monthly rent12k new roof and split a/c units3 bed 2 bath 1700 sq. ft.

We always stayed Airbnb in Portland downtown (west end to east end).

However, when looking for properties in downtown Austin near my work, my wife and I have been facing several challenges due to the high prices.We first wanted to buy a small multifamily home, but the prices for these would be beyond want we could afford month to month if the other unit(s) sat vacant.

Oh right, the property is in the new west suburbs of Chicago a block away from the "downtown" area, a few blocks from a good hospital (Grant Cardone anyone?)

My partners and I acquired some great real estate in a small downtown and plan to develop a nice mixed-use project to include retail/restaurants on the first floor with condominiums above that on the second and third floors.
