If you're below market though, you should be able to bring it up without changing the premises.If you raise the rent when the lease allows, and they complain, then you offer the appliance upgrades 1st because that shouldn't be disruptive to them and it's what you want to do anyway.Changing counter tops should not be disruptive

I think is just  perception. but in all honesty this post has made me realize that we should push and be a great examples in our communities and disrupt the narrative that been a landlord does not equal oppressions or non cooperative hierarchy .

I would say the other main things to be aware of is that the laws are very skewed in the tenants favor and removing a non paying or disruptive tenant can be a hassle.
